What your landlord must do
Your landlord must keep the property safe and in good repair — including the structure, heating, hot water, gas, and electrics. They must also provide a valid gas safety certificate every year and fit working smoke alarms on every floor.
Rent increases
Your landlord cannot increase your rent during a fixed term unless your contract specifically allows it. After a fixed term they must give you one month’s written notice. You have the right to challenge a rent increase you think is excessive.
Illegal eviction
It is a criminal offence for your landlord to evict you without a court order, change your locks, or cut off your utilities to force you out. If this happens, contact the council’s housing team immediately — or call Shelter’s free helpline on 0808 800 4444.
